The 6-Step Process

From listing to closing — here's exactly what happens at each stage.

Step 01

Submit Your Property Details

30–60 minutes

Complete our streamlined online intake form with your property address, bedrooms, bathrooms, square footage, and asking price. Upload your own photos — we recommend at least 15 high-quality images taken in good lighting.

  • Write your own property description or use our guided template
  • Set your asking price based on your own market research
  • Specify any seller concessions or buyer's agent commission you're willing to offer
Step 02

Go Live on the MLS

Within 24 hours of completing photos & signing

Once we verify your listing information and required Florida disclosure forms (signed electronically via our e-sign service), your property is submitted to the local MLS. From there, it automatically syndicates to Zillow, Realtor.com, Redfin, Trulia, and hundreds of other real estate portals.

Show Your Home — You're the Expert

You show your own home. Nobody knows it better than you, and nobody's going to sell it harder. Your ShowingTime portal is activated the moment your listing goes live. Buyers and buyer's agents can request showings directly through the MLS.

Step 04

Receive & Negotiate Offers

As offers arrive

When a buyer or buyer's agent submits an offer, they will typically use a FAR/BAR contract. We provide you with blank FAR/BAR contracts so you can counter-offer or draft your own terms. Broker Assist clients receive direct negotiation support from a licensed broker.

Step 05

Manage the Contract-to-Close Process

Typically 30–45 days

Once you have an executed contract, the real work begins. You'll coordinate with the buyer's lender, a title company, a home inspector, and potentially an appraiser. Broker Assist clients have their broker managing this entire process on their behalf.

Step 06

Close & Collect Your Proceeds

Closing day

At closing, you sign the final documents, the buyer's funds are disbursed, and you receive your net proceeds — with thousands more in your pocket than if you had used a traditional listing agent.
